Do I need an EICR to Sell My House?
There is no legal requirement to get the EICR carried out to sell your house or flat, but it is a good and smart practice to get an Electrical Safety Certificate to make house sale negotiation process transparent, smooth and quick.
It will give confidence to the home buyer that electrical installations are safe to use and there is no major electrical work that needs to be done to prevent the buyer from making low price offers.
An unsatisfactory EICR, which is also called Electrical Safety Certificate, may result in the buyer asking for a price adjustment in their house sale deal according to the works highlighted in EICR.
The seller also has a choice to get the remedial work done highlighted in the report by himself and provide a satisfactory EICR to the seller to make his house or flat deal process fair.
Primary purpose to get the EICR done is to make sure all the electrical installations (sockets, lights and circuits) are safe to use and compliant with British Standards (BS 7671).
Older properties listed for sale where EICR inspection is not done in last few years recommended to get the electrical safety inspection and certificate to make sure the safety of seller and its residents.
